      Building Regulations

      Once planning permission has been granted we prepare relevant drawings and documentation to obtain Local Authority Building Approval.

      We produce detailed technical drawings, specifications and documentation including, structure, fire compliance in addition to acoustic and thermal performance to ensure the design meets all current Building Regulations.

      Once the detailed Building Regulations drawings have been created they are formally submitted to Building Control for approval.

      Planning Permission

      Following the design agreement drawings are prepared and submitted for planning consent if required.

      Once you have decided upon the design you are happy with we take time to produce the full drawings and documentation required for planning permission to the relevant Local Authority.

      Whist Planning Permission can never be guaranteed as that decision is made by the Local Authority by producing all the necessary accompanying documentation SMA’s comprehensive planning submissions carry an excellent rate for planning permission.

      More tactical planning strategies may require the input of a specialist planning consultant and working closely with them, SBA can delivery the most effective planning approach to maximise the chance of success.

      Select a Builder

      We then work with you to appoint the most suitable company to carry out the work.

       At the same time as submitting the plans for Building Regulation Approval, we send full tender documentation to at least three building companies inviting them to tender for your project.

      Design Phase

      From the site survey detailed 3D survey drawings of the existing floor plans and elevations are produced along with the clients design brief.

      We will explore all the options that together we feel need considering and produce initial floor plans for a discussion document to decide the best layout for your proposed scheme that will enable you to visualise and ‘walk through your scheme.

      At this stage we invite our clients in to view and discuss the 3D modelling and refine the scheme until their design is approved.

      Measured Site Survey

      Following our initial consultation and before we start designing the next stage of the project will require a site survey of all or part of your site and buildings.

      One or two members of the team with meet you at your property to carry out a site full survey of the existing building and land which lasts 1-2 hours.

      The team will then proceed to take all the required measurements and photographs both internally and externally along with details of structural elements, drainage and trees.

      Initial Consultation

      We would first like to invite you to a free no obligation initial consultation either at our offices or onsite.

      During this meeting the team will discuss and write a detailed brief of your design ideas and requirements in relation to your budget and will suggest possible ideas and solutions we will also discuss the statue requirements of planning law (plus permitted development rights) and building regulations that may effect your project.

      From this meeting we look to uncover the key factors driving the project. This helps us to develop an understanding of how you like to live and what you would like to achieve from the build along with anticipated build costs and budgets and discuss the next required steps in moving your project forward.
