How long will planning take?

Currently, house-holder planning permission and a lawful development certificate are expected to take 8 weeks once validation has been completed by the local authority. However, since the COVID-19 pandemic, this process in our experience has been extended, depending upon the particular council.

Do I need planning permission?

Due to the complexity, planning history and location of each individual property, there is no single answer to this question. We recommend reaching out to us via email or through our contact form so we can conduct property research to advise you properly.

What are SBA’s design fees?

Each project is different. We have a detailed fixed price breakdown for each type of project. Please consult with your account manager for more details.

How much will my construction project cost?

SBA can provide you with a detailed cost analysis at any design stage through our network of quantity surveyors. The accuracy of the cost analysis increases depending upon the progress of the design.

Does my quote include VAT?

All our quotes include VAT as standard.

What is SBA’s hourly rate?

Outside of our fixed price, SBA are able to complete any further alterations and drawings for a standard hourly fee of £110 (including VAT).

Why would I choose a fixed price over hourly rate?

Many of our clients prefer a fixed price fee to allow them to budget accordingly and ensure their requirements are met. A fixed price fee also removes uncertainty if additional drawings are required.

Do I need building control drawings?

Buildings under a set square meterage (SQM) do not require building control drawings or inspection, although the majority of contractors currently require building control drawings to provide clients with quotations to carry out the work.

What is included in my initial quote?

Our initial quote will cover a standard drawing pack. This will also cover known expenses such as planning application fees, ordnance survey plans and service charges. Other expenses (assessed on a project-by-project basis) will be included in the terms and conditions of our quotation.
